for the pancakes:
2 eggs, beaten in a bowl
1 tbsp Baking Powder
2 cups all purpose flour
1/2 tsp salt
1/2 cup toasted quick oats
whole milk, as needed
1/2 cup extra virgin olive oil
3 tbsp melted butter (unsalted)

Mix all the ingredients in a bowl except the milk.  Add the milk slowly while mixing to your desired texture.  If you like thin pancakes, add a lot more milk.  if you like thick pancakes, add enough milk to make the batter smooth but still thick. 

for the syrup:
put 1 cup balsamic vinegar in a small pot and cook it on low heat until it becomes thick and glossy.  add 1/2 cup pure maple syrup to the vinegar and set aside

cook the pancakes in a mixture of melted butter and olive oil.  top with the balsamic syrup.  another nice touch is some fresh ricotta and berries.
